Mortgage Loan Process

 

The home loan process does not have to be difficult. Once you've decided to apply for a Regions home loan, your Mortgage Loan representative will help you get the necessary documentation required to make the loan decision.

 

Here's a summary of the home loan process to better understand what to expect:

 

1. Application

Your home Loan representative will help you complete your application and gather all necessary documentation for issuer review. It will provide you with all the regulatory legal information.

 

2. Initial approval

The issuer will review your application and documentation to make the initial credit decision. If the loan is initially approved, your loan processor will inform you of the conditions necessary to issue the loan and if additional documentation is required.

 

3. Appraisal

Regions will coordinate receipt of the appraisal with the appraisal reviewer. The appraisal reviewer will evaluate the appraisal and estimated value of the property. Once accepted, a copy of the appraisal will be sent to you.

 

4. Approval for Closing

Once all conditions are met, the person in charge of processing will forward the file to the issuer for final review. Upon receipt of final approval, your loan closer will prepare and mail your loan closing documentation package to you and transfer the loan proceeds to the closing agent.

 

5. Ready for closing

Your MLO will review the final figures and legal notices with you to answer any questions you may have. The closing agent will confirm with you the amount of funds needed for the closing and will schedule the closing, at which you will sign the final loan documents.
